# How to Prepare Your Roof for Winter in Northern Arizona

When most people picture Arizona roofing, they think of 115-degree summers and monsoon storms. But for homeowners in Flagstaff, Payson, Show Low and Prescott, winter is its own season of roof stress. Snow piles up, temperatures swing above and below freezing in the same day, and small problems that were easy to ignore in September can turn into leaks by January.

At Paragon Contracting, we work on roofs across both the low desert and the high country. The homes that get through winter with the fewest problems are almost always the ones that got a little attention in the fall. Here's what to check before the first real storm, and why it matters more at elevation than it does in the Valley.

## **Why Northern Arizona Winters Are Hard on Roofs**

Flagstaff sits at roughly 7,000 feet and is regularly ranked among the snowiest cities in the country. Show Low, Payson and Prescott see less snow, but they share the same basic problem: cold nights, sunny days, and a roof that is constantly freezing and thawing.

That cycle is what does the damage. Melting snow works its way into small gaps around flashing, nails and cracked shingles. When the temperature drops overnight, that water freezes and expands, opening the gap a little wider. Repeat that dozens of times over a season and a minor issue becomes a real leak.

Add the weight of wet, heavy snow and the pine needles that collect on so many mountain homes, and you have a roof that is working much harder than it would in Phoenix or Mesa.

## **Your Pre-Winter Roof Checklist**

### **1. Check flashing around chimneys, vents and skylights**

Flashing is the metal that seals the joints where your roof meets something else. It's also the most common entry point for winter leaks. Look for lifted edges, rust, gaps in the sealant, or flashing that has pulled away from the wall or chimney. If you spot problems, our guide to[signs of roof flashing damage](https://www.paragonbuiltaz.com/blog/signs-of-roof-flashing-arizona) walks through what to look for in more detail.

### **2. Clear gutters, valleys and pine needles**

In ponderosa country, gutters and roof valleys fill up fast. Clogged gutters hold water and debris against the roof edge, and that's exactly where ice likes to form. Clear them out after the needles drop and before the first snow. Pay attention to valleys, where two roof slopes meet, since debris there slows drainage and traps moisture.

### **3. Look for missing, cracked or curling shingles**

A single missing shingle is easy to overlook in the fall. Under a foot of melting snow, it becomes a direct path for water. From the ground, use binoculars to scan for gaps, curling edges or bare spots where granules have worn away. On tile roofs, look for cracked or slipped tiles, which are common after years of freeze-thaw.

### **4. Think about snow load before it arrives**

Most homes in Northern Arizona are built with heavy snow in mind. But age, old damage, or past modifications can weaken a roof's ability to carry that weight. Warning signs include sagging rooflines, interior doors that suddenly stick, or new cracks in drywall near the ceiling. If you notice any of these, have the roof looked at before winter, not in the middle of it.

If you're planning a replacement in the next year or two, material matters here.[Metal roofing](https://www.paragonbuiltaz.com/arizona-metal-roofing-services) sheds snow well and holds up to freeze-thaw cycles, which is why it's so common in the high country.

### **5. Check attic ventilation and insulation**

Ice dams usually start inside the house. When warm air escapes into the attic, it heats the roof deck and melts snow from below. That water runs down to the colder roof edge and refreezes into a ridge of ice that blocks drainage. Water then backs up under the shingles.

Good attic ventilation and insulation keep the roof deck cold and even, which is the best defense against ice dams. If you've seen icicles hanging heavily from your eaves in past winters, that's often a sign of heat loss worth fixing.

### **6. Trim overhanging branches**

Branches that hang over the roof drop needles and debris all season. Under the weight of snow, they can also break and land on the roof. Trimming them back in the fall is one of the cheapest ways to prevent winter damage.

## **What to Do During and After a Winter Storm**

Once the snow is falling, the priority shifts from prevention to staying safe and catching problems early.

**Stay off the roof.** A snow-covered roof is slick, and ice can hide under the surface. If heavy snow needs to come off, a long-handled roof rake used from the ground is far safer than climbing up. For large accumulations, call a professional.

**Watch the ceiling, not just the roof.** Winter leaks often show up inside first. Look for water stains, peeling paint or damp spots on ceilings and upper walls, especially near exterior walls and around chimneys.

**Don't chip at ice dams.** Hacking at ice with a hammer or shovel usually damages the shingles underneath. If ice dams are forming, it's better to have them addressed properly and fix the ventilation issue causing them.

**Schedule a post-storm inspection.** Some winter damage, like lifted flashing or cracked shingles, isn't visible from the ground and may not leak until the next thaw. A quick inspection after a major storm can catch it while it's still a small repair.

If a storm does cause damage, document it with photos as soon as it's safe. Most homeowners policies cover sudden storm damage, and claims normally go more smoothly when they're filed promptly and backed by a professional inspection. Our team works directly with insurance providers to help Northern Arizona homeowners through that process.

## **Frequently Asked Questions**

**When should I get my roof inspected before winter in Northern Arizona?** Early fall is ideal, usually September through October. That leaves time to schedule any repairs before the first major snowfall in Flagstaff, Show Low, Payson or Prescott.

**How do I know if there's too much snow on my roof?** Warning signs include sagging along the roofline, creaking sounds, interior doors that suddenly stick, and new cracks in drywall near the ceiling. If you notice any of these, keep people out of that area and call a roofing professional.

**What causes ice dams, and how can I prevent them?** Ice dams form when heat escaping into the attic melts snow on the roof, and that water refreezes at the colder roof edge. Good attic insulation and ventilation are the most effective prevention, along with keeping gutters clear.

**What roofing material is best for snowy areas like Flagstaff?** Metal roofing is a popular choice because it sheds snow easily and handles freeze-thaw cycles well. Asphalt shingles and tile can also perform well when they're installed correctly for the elevation and climate.

**Does homeowners insurance cover winter roof damage in Arizona?** Most policies normally cover sudden damage from snow, ice or wind, but usually not damage caused by age or lack of maintenance. Documenting damage quickly and getting a professional inspection helps support a claim.
